FLISP Building Grant Assistance
Did you know that if you own a serviced residential stand and wish to build your first home, you may qualify for a government building grant through First Home Finance (formerly FLISP). We provide professional administrative support to help you navigate this process.
Program Details & Eligibility
Target Market: Specifically designed for individuals and households earning between R3,501 and R22,000 per month.
Purpose: To assist first-time homeowners in covering the costs of building a permanent residential structure on a stand they already own.
The "Shell Structure" Jumpstart!
We specialize in helping you secure a grant to build a solid “shell structure”. This high-quality base provides you with a safe, permanent home immediately, allowing you to move in and finish the rest at your own pace!
What's Included:
A professionally built, structurally sound exterior and interior walling.
What's Excluded:
To keep your initial costs low and your grant approval fast, this shell structure does not include plumbing, electricity, tiles, or ceilings.
Feature Top-Ups:
If you want to add the plumbing, electricity, and tiles right away, we can assist you in applying for a top-up loan to cover these features, ensuring your home is move-in ready from day one!
Income: Your gross monthly household income must be between R3,501 and R22,000.
Citizenship: You must be a South African citizen or a permanent resident with a valid permit.
Legal Status: You must be at least 18 years old and legally competent to enter into a contract.
**First-Time Buyer: You must never have owned a fixed residential property before.
Subsidy History: You (and your spouse, if applicable) must never have received a government housing subsidy before.
Family Status: You must meet one of the following:
Be married or cohabiting.
Be single or divorced with at least one financial dependent (e.g., a child or family member who relies on your income).

Required Documents for Your Application 📄
ID Documents: Your RSA bar-coded ID or Smart ID card (and your spouse’s ID, if applicable).
Birth Certificates: For all financial dependants living with you (children or others you support).
Marriage/Status Proof: Marriage Certificate or Civil Union Certificate.
Cohabiting Affidavit or Proof of Partnership: if you are living together but not married.
Divorce Settlement or Spouse’s Death Certificate (if applicable).
Financial Records
Proof of Income: “Employed” Your 3 most recent original payslips.
Self-Employed: 6 months of recent bank statements and an ITA34 (from SARS).
SASSA Earners: Official proof of your social grant or an affidavit confirming your income.
Employment Details: A letter from your employer confirming your employment status.
Property & Building Documents
Proof of Ownership: A certified copy of the Title Deed or Permission to Occupy (PTO) for the stand.
Approved Plans: A copy of the house plans already approved by the municipality.
Building Contract: A signed contract with “Us” an NHBRC-registered builder.
The Quote: A detailed quotation from the builder for the construction of the structure.

**Get a Quote: Obtain a formal building quote from an NHBRC-registered contractor.
Secure Finance: Get an "Approval in Principle" for a loan or prove you have the savings to cover the portion of costs the subsidy won't meet.
Apply for Subsidy: Submit your application via the National Housing Finance Corporation (NHFC) portal or a provincial Department of Human Settlements office.
Payment: The subsidy is paid directly to the builder or the financial institution—you do not receive the cash in your personal bank account
