Backroom Development
At Dignissim Inc, we believe your property is more than just a home it’s an opportunity. Through our Sakha Ma Room initiative, we help property owners unlock the hidden value in their backyards by developing high-quality, professional rental units designed for the modern South African market.
The Backroom Development Program
Asset Transformation: We help landlords convert underutilised backyard space into high-quality rental units, creating a "second salary" and significantly increasing the market value of your property.
The Professional Development Process
Our workflow mirrors the formal project implementation cycles of major housing funds: We handle the red tape so you don’t have to.
Phase I: Planning & Municipal Approvals
Architectural Drawings: Creation of technical drawings by qualified professionals.
Council Approval: Submission of plans to the local municipality to ensure your "back rooms" are 100% legal.
Zoning Compliance: Managing any necessary rezoning or land-use applications.
Phase II: Hybrid Construction Methodology
We offer two distinct building paths to suit your site and budget:
Traditional Masonry: Classic brick-and-mortar builds for maximum long-term durability and traditional valuation.
Innovative Building Technology (IBT): High-precision, accelerated assembly for faster "time-to-rent," featuring superior thermal insulation and reduced site waste.
4. Why Formalise with Sakha Ma Room?
Legal & Insurable: Unlike informal shacks, our units are fully compliant with council bylaws, making them insurable and eligible for bank financing.
Higher Rental Yields: Professional, aesthetic units attract stable, high-quality tenants willing to pay a premium for safe, modern living.
End-to-End Oversight: We provide the technical resource capacity to monitor construction and ensure structural integrity before handover.
Who Can Apply?
To maintain the integrity of the program and ensure project success, applicants must meet the following criteria:
Proof of Ownership:You must be the registered owner on the Title Deed or a legally appointed executor.

Financial Standing: Applicants should have a stable income and a clean credit record to facilitate potential funding or loan approvals.
Character: We seek self-disciplined individuals committed to urban regeneration and professional property management.
Required Documentation
We guide you through the collection of a "Bankable Document Pack" required for municipal approval and project financing:
Identity Documents: Clear copies of ID for all registered property owners or directors.
Property Documents: Copy of the Title Deed and latest municipal account (not older than 3 months).
Financial Records: 3 to 6 months of bank statements and proof of stable income.
Professional Quotations: Detailed costings for all building work to be performed.
Project Feasibility: A breakdown of estimated rental income per unit to determine the project's Return on Investment (ROI).
